Oyo Govt, Land Republic Partner to Transform New Garage Ibadan into Mega Commercial Hub

A landmark Public-Private Partnership (PPP) project has commenced at New Garage Junction in Ibadan as the Oyo State Government, through the Oluyole Local Government, partners with property developer Land Republic Limited to build a modern commercial hub the Oluyole Modern Market.

The project, which is one of the biggest of its kind in the South West, aims to transform an unstructured roadside trading area into a fully serviced commercial facility with space for over 3,000 traders. It is designed not only to clean up and organize one of Ibadan’s busiest trading corridors but also to provide a long-term investment opportunity backed by government approvals.

According to Victor Adesewa Adegbile, CEO and Co-founder of Land Republic, the Oluyole Modern Market is “a timely response to the growing pressure on informal traders, many of whom face displacement from illegal structures,” adding that the new facility is “built for the future – well-planned, accessible, and government-approved.”

Located at the convergence of four major routes Akala Express, Challenge, Podo, and the Lagos–Ibadan Expressway the New Garage axis sees daily foot traffic of over 50,000 commuters. Its proximity to the Oluyole Industrial Estate, which houses companies such as Pepsi, P&G, Sumal, and British American Tobacco, adds to its viability.

“This is not just a market,” said Adegbile. “It’s an organized commercial environment with tiered shop categories, infrastructure, title security, and real returns for early investors.”

The Oluyole Local Government is spearheading the public sector component of the partnership, providing land access, project oversight, and institutional support. The state government’s backing also ensures that all titles and development approvals are in place, reducing the risk for both investors and future occupants.
